All appliances must be expertly checked every 12 months, and safety records must be kept every 2 years, and tenants are entitled to a copy of this check before moving in.
Electrical equipment:
While there is no requirment to make continued checks on electrical equipment and appliances, landlords are still obligated to keep supplied electrical equipment and appliances safe for their tenants.
Fire safety:
Fire risk assessments should be conducted every 12 months. All escape routes should be clearly highlighted and well monitored. Smokes alarms should be fitted throughout the property.
Protecting deposits:
Landlords are required to protect their tenants' deposit.
